Restoration and Renovation
The Hamm Building is the largest terra cotta building in the State of Minnesota, with full height, glazed terra cotta units on three sides. The building is also unique in that it has prism glass units at the first floor. The building is primarily for office use, but it also has a theater, restaurants and retail operations on the first floor and skyway. Our firm planned restoration and renovations of the building while the building was thirty percent occupied. When fully completed, three years later, the building was nearly fully occupied. Internally, the project was a top-to-bottom "gut-job", saving and restoring historic materials, and replacing a great deal of non-historic systems such as walls, ceilings, mechanical, electrical and elevator systems. The restoration included the following systems: terra cotta, masonry, storefront, prism glass, plaster work, terrazzo flooring, finishes and various structural systems. The entire renovation took place while the building was in use. The phasing plans and full cooperation by the general contractor made this possible. The project received awards from the City of St. Paul, the American Institute of Architects and Preservation Alliance.
